Kitchen Remodel

Scope of work

Kitchen Remodel

$53,650
  1. 1.Kitchen Demolition: Remove and haul away the existing kitchen, including all cabinetry and related fixtures. Floor stays.
  2. 2.Kitchen Design: Provide a kitchen design layout for your review and approval. Cabinet fabrication will begin only after final design approval.
  3. 3.Door Style & Color Selection: Upon your selection of a door color—based on one color, shaker style—a physical sample will be created and presented for your approval. Two-tone options are available as well.
  4. 4.Relocate the fridge a few inches to the side. Additionally, push the fridge into the wall about 3-4" so it sticks out less. We will just need to verify that there is no plumbing or wiring going through the wall and that we have the space we need.
  5. 5.Custom Cabinetry: Fabricate and install frameless, full-overlay, fully custom wood cabinets, locally made in Los Angeles, California. Cabinets are built from scratch to your kitchen specifications. Cabinet boxes are constructed with ¾" thick plywood, and door frames are crafted from solid wood. The door frames are made from Maple wood. Frameless, full-overlay construction offers a sleek, modern aesthetic while maximizing drawer and storage space. We will keep the same layout of your existing kitchen. You will be able to make some changes like choosing drawer VS door etc. We will do this during the layout.
The pantry will have roll out shelves on the bottom part. The island will be similar in size to the existing island with cabinets on one side.
  6. 6.Countertops: Provide and install prefabricated quartz countertops with straight edges. Customer will select a style and color from our supplier/s. Countertops will be installed on top of the lower cabinets, and on the island cabinets.
  7. 7.Cabinet Accessories: All cabinets include standard features such as a spice rack, pull-out trash can, and soft-close doors. Additional accessories are available upon request.
  8. 8.Backsplash Installation: Install customer-provided backsplash tile between upper and lower cabinets. (Minimum tile thickness: ¼"). Note: Installation does not include Herringbone or Chevron patterns due to their additional labor requirements. Sample image is provided below under Docs & credentials. We will install the same quartz material like the countertops as a backsplash above the stove.
  9. 9.Recessed Lighting: Supply and install approx. 12, 4" LED recessed lights. We will keep the same 3 way set up.
  10. 10.Plumbing Connections: Complete interior plumbing hookups for the kitchen sink and dishwasher. Connect P-trap to existing drains. Some sinks require additional installation, especially those that are purchased on online platforms. They do not comply with CA building codes and the plumbing may not fit. If you purchase the sink from sources like Home Depot, Lowe's or Ferguson, those will comply with building codes.
  11. 11.Electrical Upgrades: Replace existing electrical switches and outlets with new standard GFCI units.
  12. 12.Appliance Installation: Install standard kitchen appliances.
  13. 13.Vinyl Flooring Installation: Provide and install approx. 265 SF of vinyl flooring in the kitchen area. This includes the floor transitions should we need it. (Depending on the final height of the floor). Note: Installation does not include Herringbone, or Chevron patterns due to the additional labor and different installation involved. **We highly recommend a thick vinyl flooring for the best quality and long-term durability. Min. of overall thickness of 10MM or higher is recommended.
  14. 14.Finishing Work: Patch, sand, and paint kitchen walls and ceiling to complete the remodel.

What's included: Kitchen cabinets, countertop, recessed lighting, vinyl flooring, baseboard material, hard materials and labor, all installation is included in the quote.

What's excluded: Any items described above in the details: backsplash material, and any kitchen appliances, kitchen sink, garbage disposal, kitchen door handles/knobs, faucet, and any other finish material for the kitchen. Installation of the above is included.

Timeframe: Approx. 4 1/2 weeks from the time work begins.

Finish materials

Please note that we work with suppliers & manufacturers of flooring, and other materials. We enjoy discounts on finish materials. You can purchase your own material or use one of our suppliers and pay our prices. We can refer you to our suppliers when the time comes.

Picking materials

We will pick some materials, like flooring, from local vendors. We just need the SKU / item name and we will get them to the house. Vanities & tubs need to be delivered to the house because of insurance liability.

I hope that you feel comfortable and confident in our ability to complete your project and get the results you are looking for.

We may not be the cheapest (sometimes we are 😊) and we do not compete on price alone! We care about the quality of our work, we are hands on, are easily accessible and always try to deliver great value at a competitive price.

The Gold Standard Promise

Jordan — It was a pleasure meeting you and walking the space together. A quote is easy to send; what matters is who shows up after you sign it — and on my jobs, that's me, every single day. Here's what I put my name on:

  • We stand behind the work.

If something isn't right, we come back and fix it — no charge. Guaranteed in writing for one full year.Sample

  • The price you sign is the price you pay.

The scope above is complete. Anything extra happens only with your written approval.

  • I'm on your job, every day.

Not a project manager you've never met — me, personally, start to finish.

  • A clean site, every evening.

You're living here while we work. We treat your home like guests, not like a job site.

"It wasn't the most economic or the most expensive of the quotes — the most important was that Adam was transparent since the first visit. He listened to our request and provided clear options… even when a few unexpected events happened, he provided quick solutions without delays. Highly recommended."
